What is the first step in buying a home?
The absolute first step is to get pre-approved for a mortgage. STOP WORRYING ALREADY! This first sentence probably worried you if you've never thought of getting a mortgage -- and it's nowhere near as complicated as you think. Besides, without being pre-approved for a mortgage it will be quite difficult, if not impossible, to have your offer accepted when purchasing a home. If you need me to recommend a mortgage loan officer who can help you get pre-approved quickly, I am happy to help!
Should I sell my current property before buying a new one?
It depends. Some sellers may accept your home offer if the purchase is contingent on you selling your current home, but each situation is different. That's why I can help guide you through the process -- I've done it many times before, and it has always worked out for my clients.
Should I do a home inspection?
I always recommend getting a home inspection -- very few of my past clients have decided not to get an inspection. From my experience, the home inspection is more than just a document that tells us what is wrong with a house -- it's also a tool to negotiate the price and buyer concessions during the due diligence period (that's the period after going under contract where you get to do inspection, appraisal, and learn as much as you can about the home you're buying. I'll help guide you through everything.
Should I do a final walk-through?
It is important to do a final walk through to make sure that everything in the property is exactly the way you saw it from the very beginning when you did your initial appointment or home inspection, and that if any repairs were requested and agreed upon during due diligence, they are completed.
